Located in a west
Palmdale, in an area where all the acreage is zoned
M-4, planned industrial. Zoning is for light industrial business
park development. About 2/3 of the parcel is hindered by the dry
wash in the area, as nature has selected this path for the flow of water.
However, when the City of Palmdale puts in the proposed 25 ft wide
concrete channel, the channel will be along 5th St West, 300 feet
to the east. The new channel will divert all the water away from this parcel, allowing the owner to recapture previously lost acreage. At present, this channel is proposed and is probably many years away from being installed by the City of Palmdale. Therefore, this is a long term strategy. An example of how the channel will look is in the last photo above. At present, 2.5 acres in this area can command a price of up to $75,000. From the AV Fwy 14, exit at Ave N. Go east on Ave N for 6/10 of a mile to the “dry wash”. Stop. Subject parcel is 660 feet due north (on your left) of Ave N.
