Remarks- |
A net of 1.39 acres up against the California Aqueduct.
While the property can be driven to, the parcel does appear to have
legal access. Electric power lines are at a residence 1,400 feet east
of subject parcel. The zoning of A 2 is heavy agriculture and allows
for one home to be built. When developed, a water well and septic system
would be needed. Many homes north of aqueduct. Cheseboro Rd, the nearest
paved street, leads north to Pearblossom Hwy (Hwy 138), which in turn
leads west into east Palmdale and its best retail and grocery shopping:
Super WalMart, Target, Stater Brothers, Albertsons, PetSmart, Walgreens,
Bank of America, and numerous other small businesses. California Aqueduct
is suitable for fishing.
Highest
& Best use: future home site / hold for investment |

Safety and Cautions- |
Anyone inspecting, or walking on the property, off the road, should be aware that rattlesnakes and other desert wild life could be in the area. Be careful and use common sense! | |
Directions to Property- |
From
the AV Fwy, exit at Ave S. Go east on Ave S to 47th St East. Turn right
(south) on 47th St East and bear left to stay on Hwy 138 towards the
Littlerock area. After 1 mile + you will come to the 4 Points intersection,
a major signalized intersection. Continue east on Hwy 138 for 2/10 mile,
then turn right (S) on Cheseboro Rd. On Cheseboro Rd, go south, up the
hill, for one mile to the California Aqueduct. At the dirt road (last
photo) just the other side of the aqueduct, turn right and follow this
road to the subject property. Go past the home on the left and use photo
1 to guide you. OR use 47th St East (see
last photo) to go east 1/2 mile to subject parcel. |
