Littlerock is an unincorporated rural bedroom
community, with most of its homes
on 1 acre home sites. The area has its own school system for elementary
and middle
school, with Littlerock High School part of the Antelope Valley Union
High School
District. The developed portion of the Littlerock
community, from 90th St east, extends
3 miles east to 120th East, and from Palmdale Blvd, south to Pearblossom
Hwy, a distance
of 4 miles. With numerous vacant parcels, there
is also room for future growth. Building
jurisdiction would the be the County of Los Angeles. The
ratio of commercial businesses
to residential homes is very low. Subject
parcel may have longer term potential as a
commercial shopping center. Presently, for most shopping,
Littlerock residents
must drive 4 miles or more to east Palmdale.
The City of Palmdale, with most of its west side
acreage already developed, is now
forced to grow primarily to the east, giving these parcels the
potential to be annexed
into the City of Palmdale someday. 100’s of Littlerock homes are
located due east.
Littlerock High School is located 2 miles to the NE at 110th East &
Ave R.

Directions to Property: From
downtown Palmdale, proceed east on Palmdale
Blvd. At 47th East, use the traffic circle (rotary)
to continue due east on Palmdale
Blvd. Continue to proceed due east on Palmdale Blvd for another
4 + miles until
you reach 90th St East, a 4 way signalized traffic intersection. Turn
right (south)
on 90th St East and proceed 1.5 miles to Ave S. Stop.
Subject parcel is on your
right. From Ave S, parcels extend north to Ave R-11, which, from Ave
R-12 is a
distance of 330 ft to the north. Maximum 90th St East frontage is
1,646 feet.

OR from Los Angeles:
Fwy 405 north to the Fwy 5 to Fwy 14. Proceed north on
Fwy 14 towards Palmdale for about 40 - 45 minutes. Take the Pearblossom
Hwy off ramp which goes east. Proceed east on Pearblossom Hwy for
4 + miles.
Then at the major intersection of Pearblossom Hwy and Ave T, go straight
ahead
as Pearblossom Hwy changes automatically into Ave T. Proceed east
on Ave T
for 3.7 miles to 87 St East. Turn left (north) at 87th St East as
it will bend to the
right (east) and become 90th St East. Go north 1 mile to Ave S. Stop.
