Located at 4th St West, on the north side of Ave S, near the Freeway 14. Zoned Neighborhood Commercial by the City of Palmdale.  Current there are no gas stations serving the Ana Verde Ave S corridor. Hundreds of Ana Verde & west Palmdale residents use the Ave on-ramp to the Freeway 14 to commute to work. Parcel’s larger size will allow for multiple commercial uses. Ana Verde Hills is often referred to as the “Beverly Hills of Palmdale” as some homes are 4,000 to over 6,500 sq feet.

The Ana Verde Neighborhood, at 25th St West on Ave S, is a master planned community built by KB Homes, and other production builders, post 1999. Its median priced of a home is $571,000. 41% of its 6,700 residents commute. Average income is $89,000 with 81% of its residents homeowners.
