REMARKS- Located at the NW corner of Division St and Ave N-8, in the city limits of Palmdale. Subject property is a path of growth industrial parcel, with two utilities- natural gas and sewer. Parcel is centrally located to many other venues: Plant 42 which is home to Boeing, Lockheed Martin, and Northrop Grumman, is only 1 + mile to the east; the new county Court House is only 1 + mile to the north; the 10th St West industrial corridor is only 3/4 mile to the west; and the Antelope Valley Freeway 14 is just 1.25 miles to the west. Palmdale's new Fairway Business Park which is sold out, is only 1/2 mile due south, at Ave O. Via Sierra Hwy, 10th St West, or the Fwy 14, parcel's location give it good proximity to both Palmdale and Lancaster. This area of Palmdale is one of the few where Division St is not yet paved.
