| REMARKS- Located west of downtown Mojave, 3/4 miles south of Oak Creek Road. Southern Pacific railroad sput is located just south of subject property. Property sits on southern section line and has a 30 foot easement, west, out to the western section line, which is a dirt road. Good quality dirt roads are easy to traverse and take you right to the property. A lot of acreage and zoning for the money. Seller is offering very flexible terms. Topography is flat; no loss of use due to hills. Contiguous 76.72 acres to the east may also be available; inquire. Portland Cement is located to the west. Need a site that will tolerate a noisy or dirty business? This could be it; it's zoned heavy industrial; it's isolated and has no residential neighbors. Cell phones do work from this site Location of Utilities Electricity- on Oak Creek Road Telephone- on Oak Creek Road water- need to drill well sewer- needs septic system Buyer or buyer's agent should verify the location of all utilities to their satisfaction |
